What MELBOURNE RENTAL SEARCH SAYS:

  • Domain Road is a very pretty street that leads to the Botanic Gardens. At the other end of the street there is a little park which you can cut through to access walking tracks along the Yarra river.

  • The property is in very close proximity to shops, cafes, restaurants etc along Domain Rd, Toorak Rd and Chapel St.

  • South Yarra train station is a short walk away and trams come every 10 minutes along Toorak Rd also within walking distance.

  • The apartment is on the first level at the rear of the property. 

  • The stair well is quite dark but the apartment is close to the entrance. There’s a small set of steps that you would need to get up with the pram to enter the apartment.

  • The door opens up to a small entrance area and leads into a open kitchen and living space. 

  • The living space is cozy with a good sized couch and small dining table.

  • The kitchen is a bit dated. The appliances aside from the dishwasher look like they are in good working condition. Dishwasher looks like it is very worn.

  • Second bedroom is smaller than the first but has ensuite. Looks like it may be a double bed in here instead of a Queen like in the first bedroom.

  • Washing machine in ensuite but not dryer. 

  • There is a linen cupboard in the hallway. 

  • The apartment smelt like cigarette smoke. The current tenants are obliged to steam clean the carpets when they move out but same smell may remain for a while in the couch and other soft furnishings remaining. We could ask for beds and couch to be steam cleaned as well.

  • I would recommend that if you want to proceed you offer 4 months rent upfront and request all soft furnishings to be steam cleaned plus carpet.

What MELBOURNE RENTAL SEARCH SAYS:

  • Seventh floor of a recently completed building with ongoing construction in the area

  • 2-3 minute walk from the South Yarra train station precinct, which also has multiple trams and the Chapel Street shopping strip. IGA supermarket a 4-5 minute walk up Toorak Road to the West

  • There were 4-5 groups at the inspection, mainly couples

  • All larger furniture items are included with the property, coffee and dining tables, couches, outdoor setting on the balcony, BBQ, integrated fridge

  • There is a split system heating/cooling unit in the living room and electric panel heating in the bedroom

  • The apartment is very well maintained, all rooms are clean and in good condition. There does not appear to be a bath and the laundry sink is quite small and is unlikely to be useful for bathing for a young child

  • There are construction sites on either side of the building both at early stages, as such there is considerable noise from both outside on the balcony and when in front of the building. The apartment doesn’t have much noise pollution when the balcony door is closed and is relatively quiet. The balcony has no positive views or aspects to parts of the city, overlooking the adjoining car parking structure

  • There is a café on the bottom floor of the building with surrounding amenities on Chapel Street and Toorak Road

  • Claremont Street is a one-way traffic zone and has 1 hour parking restrictions during work hours. Local car traffic is minimal with a large amount of foot traffic at the end of school hours with the local Melbourne High School and surrounding offices contributing

  • There is a 2.1m clearance on the underground car park

  • We recommend applying at the asking price with 6 to 12 months rent up front depending on your preference.

What MELBOURNE RENTAL SEARCH SAYS:

  • Ormond Road Shops 300m away, 1.4km to closest tram stop, 1.8km to Elsternwick train statio, 300m to bus stop.

  • The unit is a ground floor unit in a secure three story block. There is access through the communal front entrance as well as through a gate in the courtyard. 

  • The current tenant was at the inspection and said they did not feel comfortable with us filming while their personal belongings were still in the flat so we filmed as much as we could and took photos where possible.

  • Entrance opens up to a small passage way with the kitchen to the right and the living space in front. Living space has a split system and space for a large sofa but not a large area for dining. 

  • The kitchen is updated and in great condition with stainless steel appliances. There is no structured cavity for the fridge as I was informed the cupboard to the right of the current fridge is portable (may need to double check) The kitchen is tiled whereas the living space is carpeted. 

  • We weren’t able to get video footage of the bathroom but the photos show that the bathroom is standard with a shower over tub, pedestal sink and a similar laundry set up as the Glenhuntly unit. 

  • Bedroom one is small. Can fit a double bed. There is a crack in the wall opposite the entry. There is a built in wardrobe and lots of natural light. 

  • The Second bedroom (main room) is much larger than the first bedroom. Can possibly fit a king but will fit a queen bed comfortably. This room also has a larger built in robe and ample natural light. 

  • Large street facing courtyard. Can do with some small maintenance but a lovely area with space for a bbq, small table and chairs and a small area for children to play. 

  • Like Glenhuntly Road it has one split system in the living area for heating/cooling.

  • As this was another popular inspection we recommend applying at $480 per week with 6 months rent upfront.

What MELBOURNE RENTAL SEARCH SAYS:

  • Located right on Elwood Canal which you can walk along in one direction to Elwood Beach and the other which will take you to Elsternwick Park. The Park has a small lake, lots of walking tracks and a great fenced in playground. Elwood beach also has a large grassed area and another playground. You will need to walk to south of Ormond Point to reach a sandy beach but you will find it much cleaner than further north at St Kilda beach which tends to stagnate a bit.

  • Your closest shop are about 300m away in Ormond Shopping Village. This is a really lovely street with a small supermarket plus many great cafes, restaurants and wine bars. My favourites in the area are Plain Sailing (great new brunch spot), Jimmi Jamz (cheap pizzas and wine by the glass with mini play area for kids), Dandelion (modern Vietnamese), Combi (healthy cafe) and Foxes Den (healthy take away chicken shop).

  • 1km in the other direction is the Elsternwick shops and train station. There is even more choice here with great restaurants and cafes, a library, cinema etc.

  • The closest tram stop is 900m away on Nepean Highway and will all up take you into the city in about 40 min (door to door). Trams come every 15 minutes.

  • Elsternwick train station is 1.1km away (approx 15 minutes walk) and is 7 stops to the city. On this line there is also South Yarra and Richmond which are other popular spots for shopping and restaurants.

  • Also within a 15 minute walk is Ripponlea Estate. This is a restored mansion in the area with beautiful gardens for walking around. They often hold kids events here throughout the year.

  • You can also walk 20 minutes to St Kilda Botanical gardens which is a brilliant spot for a picnic.

  • Parking is a small lot next to the front of the property. 

  • We weren’t able to get access to the outdoor courtyard but it appears safe and secure for a dog. 

  • Entrance opens up to a living and dining space with a open kitchen on the other side of the room. The floors are floorboards in a lovely herringbone design. 

  • There is a small glass door storage cabinet upon the entrance to the kitchen. The fridge cavity has space for a small single fridge. The kitchen is upgraded and in good condition with stainless steel appliances and a small wine rack above the stove. The sink is a circular single sink. 

  • Bathroom is clean and upgraded but with limited storage and a single shower with no tub. There is currently a top loader washing machine. Currently no facilities for a wall mounted dryer. 

  • Bedroom one is carpeted. Carpets could do with a clean and has a mirrored built in wardrobe. Can fit a queen sized bed. No light fitting but it appears the unit is undergoing some maintenance. Nice outlook to the courtyard. 

  • Second bedroom is larger than the first. It is also carpeted with a larger built in wardrobe. It has lovely natural light and a sliding door to the courtyard (locked at time of inspection). 

  • The only heating/cooling is via a split system in the kitchen/living area. In winter you may need to purchase a small electric heater depending on how warm you like the bedrooms.

  • As you would have seen this was a very popular inspection and the agent is expecting multiple applications so it will be a competitive one. We believe it is quite under priced especially when compared to Shelley St. If you like the property we would recommend submitting an application at $455 per week with 6 months rent upfront.
