  • Located within an estate. One side of the estate is well establish with residents living in the properties, and there is another side of the estate which still has workman completing these homes. There were tradesmen working on the neighbouring properties at the time of the inspection.
  • Located on a corner  block within the estate
  • The property is walking distance to a large park and soccer grounds as well as bike and walking tracks (Darebin Creek Trail)
  •  Next to the estate there is a large centre which is the distance education system of Victoria.
  • There is a very small park (grass area) with a swing set directly outside the property
  • As there is still work being completed at the estate there may be noise from time to time.
  • The garage is suitable for 1 car, plus some additional storage. The laundry is located within the garage.
  • There is some additional public parking on the Street (where the black car was parked in the video)
  • There is a space next to the front door which has been advertised as a 'study nook' I think it is far too small for a study nook and think it would be more beneficial to use as additional storage.
  • The living area on the 1st floor is quite small so you would have to be quite minimalistic with your furniture
  • The balcony is quite overlooked by your neighbours on the opposite Street.  
  • The property is not advertised with heating or cooling however I thought that I spotted ducts on the roof, so if you were keen on this property we would need to clarify whether or not this property does in fact have heating/cooling.

  • Price has been dropped by landlord however agent was nervous about a company lease and not knowing who the subtenants are so we recommend offering a higher rental to improve chances of a successful application.

What MELBOURNE RENTAL SEARCH SAYS:

  • Set to the rear of the block of townhouses. Yarra St is relatively quiet however there are a number of other uses around associated with the hospital and the train station is quite close so parking may be difficult at times on the street.
  • The kitchen is a good size with plenty of storage. Appliances (although dated) appeared to be in good condition.
  • The split system for the A/C was located above the doorway to the courtyard. Given the frontage this area probably gets the hottest during summer but may not be effective for cooling the living room space at the other end.
  • The courtyard had a small garden bed with no plants and rear wall with ivy is probably due for a cut back however the rest of the space appeared well maintained and clean.
  • Downstairs powder room has limited head height as it is under the stairs. Still perfectly useable but my be a bit claustrophobic for taller people.
  • Upstairs the carpet in the bedrooms and hallway was clean but definitely not brand new so there were some signs of wear.
  • The built in robe in the master bedroom was a great size and we like that it had both heating and cooling.
  • The laundry has washing machine taps below the window so a dryer cant be stacked on top without blocking light. There may be enough space next to the laundry trough to fit a dryer but be aware this would be a tight fit and dependent on the appliance size.
  • The garage door is not automatic but there is space in front of it to park a car uncovered if required.
  • Overall the property appeared to be professionally cleaned.
  • There were 2 other groups inspecting the property. One of them indicated that they would be applying.

  • I particularly like that two bedrooms have bathrooms, so when you have guests to stay they would have their own bedroom and ensuite on their own floor
  • Double garage with internal access - accessed via driveway/lane way at the rear of the block
  • The living/kitchen area was a great size!
  • Note that there is no designated fridge cavity and that the kitchen hot plates are electric (not gas)
  • There is a very small balcony off the laundry - ideal for drying clothes.
  • Whilst the balcony at the front of the property is a good size, I cant imagine that you would want to spend a lot of time on it, simply as the noise from the traffic may be undesirable
  • The upstairs bedrooms and bathroom were impressive in size   
  • There was 5 other groups inspecting this one at the same time as me. If you are keen it is important you submit an application asap.
