  • Similar location to 480 St Kilda Rd. Main access and vehicle access is via Queens Lane. The building faces Queens Road however since this is a busy road with no parking its easier to enter via the back. Note there is no day time street parking on Queens Lane however there is time parking available on nearby streets. 
  • The building common areas were very clean and well presented. Apartment 14 is about 15m from the lift and all apartments have large double doors which should make moving furniture in easier. 
  • The apartment overall was spotless and looked brand new. 
  • The laundry/powder room is the first room next to the apartment entrance. It has a good amount of storage with space for a washing machine and dryer next to each other. 
  • The kitchen is high quality with stone bench tops, soft close cabinetry and lots of clever storage features. It integrates beautifully with the living/dining area with gas fire place and TV that comes with the apartment. Note the pendant light in the corner has been designed to hang over a circular table so your rectangular one may not fit as seamlessly into the space. 
  • The master bedroom upstairs is sized very generously with its own fully fitted robe and split system A/C. The ensuite has a large walk in shower and good sized vanity. 
  • The central bathroom was luxurious with spa bath, double vanity and plenty of storage.
  • The second and third bedrooms overlook the nearby buildings (one of which is under construction) and don't have split systems for heating/cooling. One of them has a built in robe. 
  • We were unable to visit the pool in the building but you can see photos of it from a previous listing here

  • Building located on St Kilda Rd which has trams to the CBD. Within easy walking distance is Albert Park lake and Fawkner Park plus a little further away are the Botanic Gardens, cafes along Comerical Rd and Domain Rd. There's also a cafe at the bottom of the building with food options and coffee. 
  • The ground floor of the building has a secure entrance, lounge which can be booked for private meetings, gym, pool and direct internal access to cafe. 
  • The apartment is accessed via lift and faces out towards the St Kilda Rd side of the building with the bedrooms facing the south east and the adjacent office block. 
  • The living area is large with plenty of space for a full size dining table. There are semi transparent blinds for privacy at night and central heating/cooling. The balcony has a large sliding door with views out to Fawkner Park. 
  • The kitchen is compact but has lots of storage and shelving. The fridge cavity is very narrow (approx 710mm) however the landlord is happy to consider purchasing a fridge as part of the lease agreement. The dishwasher is a Fisher & Paykel model that has two pull out draws.
  • The master bedroom is huge with a study nook and large built in robe. I love that the cupboard was fully fitted and included the shoe/handbag shelves. The ensuite was also generously sized with the walk in shower, vanity with storage, mirrored wall cabinet plus linen closet. 
  • The two other bedrooms also have fully fitted robes but note none of the bedrooms come with heating/cooling. The agent advised that the building is well designed to maintain a similar temperature year long so didn't think it was necessary. 
  • The central bathroom has a shower over bath and built in euro laundry. I think you would struggle to fit both a washing machine and drier in here. 
  • Overall the apartment looked fantastic as the agent had instructed the landlord to remove the old fixed mirrors, shelving and other bits and pieces around the place that was cluttering the space. She then had all the walls sanded back and freshly painted so it was looking really clean. Apparently she is getting it cleaned again once more before the next tenant moves in to ensure there is no dust build up.

  • Peel St is a wide street with comparatively low density residential compared to the rest of the area. At one end of the street is Punt/St Kilda Rd which has trams to the city and at the other end is Chapel St with Windsor Station. Within easy walking distance are many of Melbourne's best cafes and restaurants - some of my favourites are Prahran Hotel, Hawker Hall, Fonda, Journeyman, Red Door Yum Cha, Middletown Cafe... If you are into eating out this is the end of Chapel St that you want to be near. The other end is more fashion and has the cinemas. 
  • The townhouse is at the very front of the building and whilst the upper levels are very private you can see quite clearly into the ground floor study and euro laundry. 
  • The euro laundry is suitable for a front loader washing machine with dryer stacked on top. It has storage cupboards in here and a bifold door that can be folded back either way depending on which side you want to access. 
  • The study down here has a stone bench top and storage below. Adjacent to this is the third bedroom which is the smallest of the three and best suited for a single or double bed pushed against a wall. There is a cupboard in here with no railing or shelving and access to the clothesline, storage shed and car space. 
  • The middle level of the house has the second bedroom. This is sized more generously and has a proper built in robe, own split system and black out blind.

  • Beautiful tree lined street with well maintained houses and plenty of street parking at the time of visit. Some of it has time restrictions but you will be able to get a parking permit from the council.
  • There is a small front garden which will need occasional maintenance 
  • The master bedroom is at the front of the house overlooking the street. There appeared to be very few cars passing by so I doubt noise will be an issue. This bedroom has a split system for cooling and ducted heating. It also has a large fitted built in robe along the back wall and roman blinds. Size wise it will easily fit up to a king size bed. 
  • The other 2 bedrooms both have ducted heating but no cooling. They are smaller than the master so would suit a double or queen sized bed. Only one of them has a fitted built in robe. Note that there are no fly screens on any of the windows in the house. 
  • The central bathroom is in good condition with a shower over bath and removable shower head. It's nice and airy inside with a skylight and features a laundry shoot for dirty clothes. There is only one towel rail in the room. 
  • The open plan kitchen/living/dining space has a lovely feel to it and lots of natural light. It too has ducted heating and a split system for cooling as presumably all the windows result in the room being quite warm in summer. 
  • The kitchen is in good condition and located right next to the laundry with doorway to clothesline
  • As the property is available now I recommend suggesting a start date of the 4th of June if you would like to proceed with an application.

What MELBOURNE RENTAL SEARCH SAYS:

  • The street itself is lovely with one side tree lined hiding the train lines. The train tracks here are slightly raised as opposed to other sections in the area which are sunken to reduce noise. Note I was at the inspection for 30 minutes and didn't hear a train go past so cant advise on how noisy they are. 
  • There was plenty of street parking available at the time of visit however during the week I suspect it will be busier with people parking and walking to Kooyong Station. The house itself though has the garage and room for 2 other cars to park off street. 
  • The listing mentions there is gas ducted heating however the agent couldn't get it working at the time of the visit and there were only vents downstairs so I think you will rely on the split system units upstairs and in the kitchen. Some of the vents looked quite dusty and unused in a while. As they have advertised the house with this heating if it doesn't work when you move in you should be able to ask for it to be fixed. 
  • The kitchen doesn't have a fridge cavity but the space between the end of the bench top and doorway is just under 70cm so your fridge will stick out a bit. You could locate it on the other side though where the casual dining room is if you don't want to buy a new one. 
  • The study nook is effectively built in an old cupboard so it's pretty tight and doesn't have any natural light. 
  • Upstairs the two large bedrooms face onto the street and there was definitely noise from passing cars audible. I would assume at night there would be very little traffic so it's only the trains that you need to worry about. You could also use the small bedroom at the back of the house if noise was an issue however due to it's size I think you will only be able to fit a double bed in there. 
  • The built in robes were partially fitted and very functional however like the kitchen cabinetry are showing signs of wear and tear (eg. missing door handle on one, small chips etc)
  • Note the euro laundry fits a front loading washing machine only

  • The apartment has a secure entry shared with apartment 4 and there is one flight of stairs to reach the entry.
  • Once inside you enter directly onto the living room which features a fireplace, built in cabinetry and feature light. 
  • The dining room and kitchen flow on from the living room and have a split system unit for heating and cooling. The kitchen has been updated but is not brand new so is a little worn in parts and the interior cabinetry was a bit dusty. That said it has plenty of storage and the stone bench tops are in good condition. The fridge cavity is 730mm wide by 1750mm tall.
  • Next to the kitchen via a sliding door is the laundry. The cabinetry is suitable for a front loader washing machine with dryer stacked on top or just a top loader by itself. 
  • The powder room is tiny and probably the most narrow I have ever been in! It would honestly be handier as a broom closet than a bathroom!
  • Next door the central bathroom has a large shower, small bath tub, hidden toilet and basin. There is plenty of storage behind the large sliding mirrors however only 1 small towel rack.
  • The linen closets opposite the bathroom are original cabinetry so a little worn inside. 
  • The second bedroom is generously sized with wall heater but no built in robe for clothes.
  • The master bedroom is once again sized very generously and has the original built in robe plus wall heater. Both bedrooms have glazing added to the windows which mean they cant be opened but dull the sound of the traffic and trams. In summer they can be removed so the windows can be opened. 
  • The agent has advised that the first rental payment is 2.5 months ($7,930)
  • Given it is vacant now if you would like to proceed I recommend a commencement date of no later than the 4th of June.
