What MELBOURNE RENTAL SEARCH SAYS:

  • Location could not be more convenient with the beach, Hampton St and Hampton Station all within 5 minutes walk. Hampton Street has numerous shops, restaurants and cafes all along it.

  • Orlando Street is relatively quiet and has a 2 hour parking limit between 8am and 6pm.

  • The house itself has good sized front yard with room for one car parked off street and another in the garage. Note the agent did not open it at the time of inspection however I could see it didn’t have an automatic door and wasn’t particularly wide.

  • The master bedroom is generously sized with its own walk in robe and ensuite. The walk in robe was not fully fitted so you would probably require some drawers. Similar to the rest of the house there were no fly screens on the windows.

  • I was unable to record any footage of the second bedroom however it would fit two single beds and a chest of drawers the location of the fireplace will make circulation tight though unless you push a bed against it

  • The third bedroom was very narrow and would struggle to fit a bed larger than a single but would work well as a study

  • The open plan living/kitchen/dining area was much darker than in the photos despite the blinds being open. The carpet in the rear room in particular was very stained - you can actually see this in the photos when you zoom in around the edges of the rug.

  • In the kitchen the cabinetry was quite worn and fiddly to open and close. The fridge cavity was also undersized so the current tenant had placed their fridge in the dining area.

  • The laundry was overflowing with the current tenants clothes all over the floor so it was difficult to see but there was room for a washing machine (either front or top loader) and drier.

  • There are two fixed electric fan heaters. One in the hallway adjacent to the master bedroom and one in the lounge room. I would suggest you would need some additional ones due to the high ceilings.

  • There is one small air conditioner in the lounge room

  • Overall it wasnt particularly clean however the agent said a full professional clean would be undertaken once the current tenant moves out. There was also a bit of a musty smell probably due to the current tenants two dogs.

  • Given it is a month away we believe the landlord will be seeking a lease commencement as close as possible to the current tenants vacate on December 17th. If you want to apply we recommend a start date no later than 2 weeks after the 18th of December and making it conditional upon the lounge room carpet being replaced.

  • The living areas and kitchen were on the smaller side however the bedrooms were generous in size

  • Moonya is a quite street with well maintained houses and a lovely feel.

  • The front garden of the house requires some maintenance and was currently in need of pruning back. There are three steps along the pathway to reach the house which will be tricky if you are still using a pram. To the right of the house is the carport which only has access via the front automated garage door.

  • The house overall had a lot of wear and tear. Cabinetry was old and fiddly to open. It has clearly been vacant for some times as there was a lot of dust around so I would advise requesting a professional clean if you do submit and application.

  • The back yard like the front was overgrown and the pool is in need of maintenance. There was also some broken pavers around the edge of the water. A damaged clothes line was down the side of the house. Also of note was significant humming near the back shed suggesting there is a bees nest somewhere plus I did notice a rat catcher by the pool suggesting there has been pest problems in the past.

  • There were 2 other groups inspecting. One indicated they would be applying however they have a dog so the agent indicated they would prefer your application if you wanted to proceed.

  • Overall the house is not completely modern and is due for a cosmetic update but very functional with lots of natural light.

  • Window furnishings are showing their age a little with some of the fastenings to the curtain rods slightly coming loose and slight marks on the fabric.

  • Note that the windows do not have fly screens.

  • Laundry is well fitted out with drying racks but no room for dryer under bench so would have to store on top like current occupant.

  • Armadale is an affluent leafy green suburb of Melbourne. The apartment is located on High St; one of the suburb's main shopping strips which in the past has been well known for it's bridal shops but is now home to many high end fashion retailers and cafes. 
  • The apartment itself is at the residential end of high st but the shops are close by. Within walking distance there is a Woolworths supermarket, Armadale train station, a tram stop (which goes to chapel st) and many cafes/restaurants. 
  • The building was very secure. To get to the apartment from High Street you must pass through 2 security doors or alternatively have a pass to the basement car park then catch a lift. 
  • The apartment itself is compact but has high quality cabinetry and appliances. It also has an inbuilt fridge. 
  • The only form of heating and cooling is via a split system unit in the living room. The building must have great thermal mass though as today in 35 degree whether it was pretty mild inside. 
  • There were no blinds installed at the time of inspection but the agent has assured me these will be completed before lease commencement. One thing to note though is that there is no fly screen on the sliding doors or lounge room window.
  • The bedroom wardrobe has a shelf and rail so you may want to purchase additional draws. I also think a double sized bed is the best fit for the room although the agent has said there is room for a queen. 
  • According to the listing there is a european laundry however I didn't see this during my visit. It could be hidden behind the bathroom door so leave this with me to check with the agent.

  • The first bedroom is sized well (easy fit for a queen bed and 2 bedside tables). It also has 2 large built in robes with a shelf and rail. The third built in robe behind the door houses the hot water system. The mirror shown in the video comes with the apartment
  • The laundry outside the first bedroom is also more generous than most euro laundries with a trough and space for both washing machine and drier. 
  • The bathroom next to the first bedroom has a large walk in shower, toilet and basin. 
  • The second bedroom has the window onto the lounge room and its own ensuite. Its also sized very generously with plenty of space for a queen bed and bedside tables. This room has 3 built in robes with shelves and rails. Note the current tenant purchased ikea drawers for extra storage that are inside the robes. The third built in robe closest to the bathroom is slightly narrower due to the hot water system behind but the current tenant has fitted an ikea shoe cupboard in there which works quite well. 
  • The study is outside the second bedroom and has plenty of natural light.
  • The living room is enormous by apartment standards and can easily fit your couch plus a full size dining table.

At peak times the on ramps to the freeway can be gridlock but if you time it right I have done the journey in 35 min.

  • Building 5 features the higher end apartments with more expensive finishes and appliances
  • The apartment has an 'L' shaped kitchen with lots of storage, large Miele dishwasher, gas cook top with 4 burners, electric oven and full size double sink. The fridge cavity is 810mm wide. 
  • The lounge room is 3760mm by 3380mm 
  • Each bedroom is 2900m wide by 3160mm deep. The second bedroom has a built in robe with rails inside (no drawers). The master bedroom has a walk in robe corridor as you enter. The cupboards are fully fitted with drawers and rails. 
  • Both bathrooms are similar sizes with mirrored storage above the sinks. They also benefit from the rain water shower head and removable shower head. 
  • A great feature of this apartment is that it has central heating and cooling so it will be more comfortable all year round and no space is taken up on the balcony by a condenser.

    • This apartment was offered to an applicant this morning. They can only commence their lease on the 17th of October but apparently had a very strong application so the landlord was willing to consider it.  They will have until tomorrow morning to pay the rent and bond so the agent has recommend you submit and application just in case they don't proceed. Note this one is advertised at $600 per week. 
    • This building has overall lower quality finishes and appliances but as its brand new was still looking fantastic
    • The apartment has a slightly larger living area 5720mm by 3850mm however the fridge cavity was smaller at 780mm. 
    • The bedrooms were the same size as 206 however the walk in robe in the master was not fully fitted. 
    • There is no central heating so there is a split system in each room plus one in the living room. I suspect it would be quite warm in summer as it was very stuffy already at 9.45am in the morning during our visit.
    • It faces the train line which has 3 separate lines going through it (Frankston, Cranbourne and Pakenham) plus the occasional non passenger train. During the inspection only 1 train went past and I believe the noise was not excessive and you would get used to it.

    • The brand new development is located on the corner of Orrong and Lambert Rd with townhouse 6 on the very end with only 1 adjoining party wall.

    • Toorak train station is 500m walk away and the Malvern Rd trams are about 200m away. Also nearby are the Beatty Ave shops with the popular Toorak Cellars.

    • The development appears to only have 1 other townhouse occupied while an additional 3 are fully styled for buyers inspections. Price expectations for all of these are in excessive of $3 million and they have been slow to sell. The landlord for unit 6 purchased it off the plan from Indonesia as an investment.

    • We couldn’t have picked a noisier day for the inspection with all of Lambert St blocked off with NBN works underway. I have filmed the video without background music like we usually do so you can hear the noise levels in each room.

    • The master bedroom is located on the ground floor next to the entrance to the property. It is sized generously with a large walk in robe behind the bed. The cupboards are fully fitted with drawers behind each end door and a mix of rails and shelving in the others. One of the rails in the middle cupboard had come loose and one of the shelves in the end cupboard was on an angle but this is easily rectified. The ensuite here can be accessed via the hallway or bedroom and does not have a freestanding bath like the description mentions. It does have storage behind the mirror though.

    • The other room downstairs is a large open retreat with glass windows onto the 2 car garage. Adjacent to this is the laundry with access to a small side courtyard. Note there is no clothesline here so if you wanted to hang clothes outdoors you would need to purchase a clothes horse. The opening in the cabinetry is 600mm for a stacked washing machine and drier.

    • The middle level has the open plan living dining and kitchen. I have emailed you the dimensions of this. I like the large amounts of storage, built in fridge and the fireplace is a lovely touch. There are sheer curtains for privacy as well and the glass window onto the terrace opens completely.

    • Upstairs there are 2 bedrooms each with an ensuite. The bedroom at the rear could be used as a potential other master bedroom as it has an oversized bathroom and similar amount of wardrobe storage.

      Other things to note:

    • No flyscreens on any windows. They only open a fraction though and you will have state of the art heating/cooling so I don’t see this as a huge issue.

    • You’ll note some leaves on the ground in the garage an hallway. Darren will organise a cleaner to come through prior to you moving in.

    • Their offer to rent the place at the reduced rate of $1700 per week will not be kept on the table for much longer. Usually agents expect you to sign a lease and transfer the first months rent within 24 hours of being accepted for a property. I should also note that the price reduction is huge and vary rare. Usually agents will only accept a $10-$50 drop if they are having trouble leasing it so Darren has clearly worked hard to get your application over the line with the landlord.

    • Claremont St in South Yarra is a great location. At one end of the street you have Toorak Rd with trams into the city, an IGA supermarket, South Yarra train station (which is a major train hub with many different lines passing through) and Chapel St a short walk away. It will be easy to settle in and buy all the bits and pieces you need for the apartment from the nearby stores and shopping centre with a Big W in it. At the other end of Claremont St you can access Yarra St which as the name suggests leads you to the Yarra River which has a lovely bike path which can take you either into the city or out towards other nice suburbs to explore.  Toorak Rd also has just about every type of restaurant/take away store possible so you will never be short of dinner options either. 
    • Claremont St itself also has some great dining options on it including Zumbo Patisserie (famous chef that does incredible desserts) and Two Birds One Stone (amazing cafe). There's also a good sized Asian supermarket right next to your apartment building. 
    • The building is called 'The Manor' and has a secure entrance with common area seating. The pool/gymnasium/sauna etc is also on the second floor and is clearly very well looked after and a great space for residents to relax.
    • The apartment is on the 17th floor and overall was very clean and generously sized.

    • This end of Clarendon St is definitely the busier end but has great proximity to the CBD, Southbank Boulevard, Crown Casino etc. It's also not far from some incredible cafes/restaurants at the other end of Clarendon St in South Melbourne.     • The apartment building is located approximately 100 meters away from Fitzroy Street where you will find the tram to the CBD, many restaurants/cafes and the start of Albert Park Lake. The Elephant and The Wheelbarrow pub is on the corner of Princes and Fitzroy St and is a well known backpackers drinking spot so there could be some loud noises on busy nights. 
    • For vehicle access to the property there is a secure driveway around the corner on Pattison St otherwise the lobby is via Princes St and has a secure intercom. 
    • The apartment is on the ground floor and faces onto the internal courtyard so street noise should be minimal. 
    • You enter directly onto the open plan living and dining room (see photos below). Note the split system in here which provides the heating and cooling for the living room and first bedroom.

    • Blessington St is well located between St Kilda Road and Carlisle St so access to trams into the CBD are within easy walking distance. Carlisle St is also known for some of Melbourne's best cafes and restaurants plus the stunning St Kilda Botanical gardens are at the end of the street.
    • Entry to apartment is actually at the rear of the property via Smith St. Once inside the complex you enter a covered walkway with multiple staircases leading to the other apartments. Apartment 6 is the first stair case on the right hand side. 
    • The first thing you see as you enter the apartment is the central bathroom. It has a walk in shower, vanity with storage below and toilet. 
    • Next to the bathroom is the second bedroom. It's the smallest of the two and has a mirrored built in robe and frosted window with roller blind. It was in need of a thourough vacuum and dust at the time of inspection.
    • The master bedroom is slightly bigger with a larger mirrored built in robe as well. Like the second bedroom it has angular walls which means fitting anything bigger than a double bed makes the room difficult to circulate. 
    • The living area is only really suitable for a couch and TV unit due to the size. The kitchen appears bigger in the photos but it's actually quite constrained with narrow dishwasher, 1 cupboard below the sink and 3 cupboards above. The rest of the cabinetry at the end is actually the euro laundry. The balcony space can be fully enclosed so you could place a small table and chairs out there for dining. 
    • The apartment comes with one car space in the garage and a lockable storage room as per the photos below
    • Overall the apartment needed a thorough clean which the agent assured me would be done prior to the next tenant moving in. When I left over 32 people had attended the inspection but I did overhear a few of them saying they wouldn't be applying due to the size. 
    • If you like the apartment I would recommend applying at between $15 and $25 above the asking price to help ensure your application is considered.

    • The building itself has pedestrian access via Claremont St and vehicles via the lane way at the rear. Keep in mind there is no disabled access at the front (there are approx 10 steps to reach the entrance). The lobby is clean and well maintained with a 2 lifts. 
    • The apartment is a few meters away from the lift on the tenth floor. You enter onto a long hallway that leads to the open plan living room at the end. 
    • The first bedroom is the largest with a floor to ceiling window that opens at the top. Note there is no fly screen however I don't think it will be an issue this far up. The room has a fitted, large built in robe with both shelving and clothes rails. 
    • The bathroom is between the two bedrooms with no external windows. It has a walk in shower, toilet, basin and mirror above with storage. 
    • The second bedroom is smaller than the first and would not be suitable for anything larger than a double bed. It also has a built in robe however it is smaller than the other room's. There is a slatted floor to ceiling window in here with blind that faces onto the open plan living area. 
    • The living area has the kitchen along one wall with built in fridge, euro laundry with front loader washing machine, microwave, single sink, dishwasher, gas cook top and oven. There is also a study nook and large door opening onto the balcony. 
    • The balcony outlooks onto Chapel St with views over to Melbourne High and the Yarra River. 
    • Please see similar apartment here with furniture in it to see what sort of layout it could accommodate.  Clients who have leased similar properties have also used the second bedroom for a living room with a fold out couch and tv then put a larger dining table next to the kitchen. 
    • The terrace is on the 14th floor and you need to walk up a flight of stairs to access it. There is a semi enclosed area with a BBQ and outdoor setting. At the time of inspection due to the weather it was quite windy up there but I suspect it would be nicer in summer as it has stunning views towards the CBD. 
    • Given the apartment is available now I recommend a start date within the next 2 weeks. They will be having another open for inspection tomorrow so you should also aim to get your application in asap in order for it to be considered.

    • The apartment is located on the first floor at the rear of the building overlooking the communal courtyard
    • Unlike many studio apartments it has a corridor to enter onto so it feels bigger than it actually is. 
    • The kitchen space has a mini bar fridge, oven and 2 burner gas cook top. I believe the microwave may not be included as it is not featured in the photos. The agent was also unsure whether the crockery and cookware will be remaining. 
    • The living space had a small table and couch. Note there was no TV. 
    • The sleeping area had a double bed, two narrow built in robes and some shelving. Next to the bed is a good sized desk with further shelving above. 
    • The balcony had a lovely green outlook onto the courtyard and it was nice having the sliding door open to get a breeze through the room. The table and chairs out there will probably be staying as they were in the photographs but I'm not sure about the BBQ. 
    • There is a euro laundry in the corridor that has a top loader washing machine but no drier. Luckily as the balcony is covered it will be a good space for drying clothes but sheets etc could be a bit tricky.

    • Pascoe Vale South is a more family oriented suburb however it is changing rapidly and there are constantly new cafes and restaurants opening in the neighbouring suburbs so you wont be too far from the action. The big benefit to this property is the proximity to the freeway so trips to the airport will be quick and if you need to get to either side of the city for work it will cut a lot of time off your commute. Public transport wise you are about a 1km walk to Pascoe Vale Station but part of the way is through the park so it should be a nice walk.

    • The house itself is located on the corner of a quiet side street and busy Bell Street. Entrance via the side street

    • Split system in bedrooms and living space as well as ducted heating.

    • Building located on St Kilda Rd which has trams to the CBD. Within easy walking distance is Albert Park lake and Fawkner Park plus a little further away are the Botanic Gardens, cafes along Comerical Rd and Domain Rd. There's also a cafe at the bottom of the building with food options and coffee. 
    • The ground floor of the building has a secure entrance, lounge which can be booked for private meetings, gym, pool and direct internal access to cafe. 
    • The apartment is accessed via lift and faces out towards the St Kilda Rd side of the building with the bedrooms facing the south east and the adjacent office block. 
    • The living area is large with plenty of space for a full size dining table. There are semi transparent blinds for privacy at night and central heating/cooling. The balcony has a large sliding door with views out to Fawkner Park. 
    • The kitchen is compact but has lots of storage and shelving. The fridge cavity is very narrow (approx 710mm) however the landlord is happy to consider purchasing a fridge as part of the lease agreement. The dishwasher is a Fisher & Paykel model that has two pull out draws.
    • The master bedroom is huge with a study nook and large built in robe. I love that the cupboard was fully fitted and included the shoe/handbag shelves. The ensuite was also generously sized with the walk in shower, vanity with storage, mirrored wall cabinet plus linen closet. 
    • The two other bedrooms also have fully fitted robes but note none of the bedrooms come with heating/cooling. The agent advised that the building is well designed to maintain a similar temperature year long so didn't think it was necessary. 
    • The central bathroom has a shower over bath and built in euro laundry. I think you would struggle to fit both a washing machine and drier in here. 
    • Overall the apartment looked fantastic as the agent had instructed the landlord to remove the old fixed mirrors, shelving and other bits and pieces around the place that was cluttering the space. She then had all the walls sanded back and freshly painted so it was looking really clean. Apparently she is getting it cleaned again once more before the next tenant moves in to ensure there is no dust build up.

    • Heating and cooling is via the split system unit
