What MELBOURNE RENTAL SEARCH SAYS:

  • 4 groups inspecting the apartment, all individuals no couples present

  • Surrounding area is quite industrial, a number of functioning warehouses and factories that do emit noise which is audible at street level. When outside on the apartment balcony this is also somewhat apparent. Slight city views from balcony

  • Extensive outdoor area, balcony is considerably large for a 1 bedroom apartment

  • Split system air con in the living room/kitchen

  • Relatively well maintained property, clean with some scuff marks on the carpet in the bedroom

WHAT THE MANAGING AGENT SAYS:

Stunning one bedroom apartment in popular security complex comprising entrance hall, central bathroom with bath, European style laundry, open plan living/dining opening to private balcony ideal for entertaining, gourmet kitchen with stainless steel gas hot plates, electric oven and dishwasher, main bedroom with robes and electric panel heater, loads of natural light, security entrance and intercom, undercover remote parking for two cars.
Perfectly positioned in between the popular Kensington & Flemington village and close to transport, shops & cafes, schools, Flemington Racecourse and only minutes to the CBD.

What MELBOURNE RENTAL SEARCH SAYS:

  • 8-10 groups also inspecting - mainly couples

  • The property looks out onto Rankins Road with a generous balcony and area for bar seats, noise from the road is quite apparent however the street traffic itself is minimal and the apartment inside seemed relatively well sound proofed

  • The building has two access points. The main entrance on Rankins Road via security doors which is into the main lobby, with the unit up a flight of stairs into an internal mezzanine from which most apartments are accessible. There is an additional entrance from Parsons Street which is rather discrete

  • There is no heating/cooling in the apartment

  • There is a European laundry in the bathroom, which has no natural light

  • The bedroom is not well maintained and cleaned and has some dirt around the windows and skirting board. There is a large built in wardrobe

  • Overall the apartment is in a reasonable condition and has not been cleaned fully with the presence of a particular smell that is not damp and likely related to the kitchen and the apartment having not being aired out.

  • The bedroom is afforded a large window which provides great natural light without overexposure to the room as the balcony wall is quite high and creates a nice buffer from views across the street

  • The balcony is relatively dirty and unkempt in terms of debris with large trees overhanging from the street causing some leaves to fall onto the area

  • Rankins Road is a permit zone however there is unlimited parking in Barnett Street which is parallel to the main road

  • The ground level car park is secure from the street

  • The apartment is in a very convenient location within walking distance to Racecourse Road which has a number of shops and cafes

  • To get to work you will need to take a short walk to Racecourse Road and take the tram. You will swap trams along Flemington Road but all up it should only take about half an hour door to door. Driving is much more straight forward and will only take around 10 min.

  • Applications accepted online through the Nelson Alexander format but not on 1Form. Half of the couples seemed to indicate that they would be applying so this one will be competitive again.

WHAT THE MANAGING AGENT SAYS:

If space, light and location is what you are looking for, then you don't need to look any further. This luxurious one bedroom apartment is a sensational size and comes complete with the finest of fittings and finishes and can fit any budget. The open air-conditioned living space opens out onto your private balcony - perfect for entertaining with city views too!

The kitchen is spacious and well designed and comes complete with stainless steel appliances, dishwasher and stone bench tops. The bedroom is large enough for your bed and bedside tables, also featuring mirrored built in robes and built in desk. Serviced by an opulent bathroom that features a classic finish throughout and ample storage. This apartment also features a European Laundry, one off street car space for one car and storage cage.

Located in the heart of North Melbourne, you are within a 2 minute walk to trains, trams and Royal Park. Also located near and close to Melbourne University, Hospital precinct, major arterials and much more!

What MELBOURNE RENTAL SEARCH SAYS:

  • Property is located on a very busy road close to the freeway entrance/exit. Accessing via car is difficult and I needed to drive to the next intersection to do a U turn to get to the building

  • Lobby, lift and lift area are clean but ordinary

  • Apartment is located on the second level in a walk way around the corner from the lift

  • Entrance opens into a very short hallway and then opens up to the living and kitchen area

  • The current tenant was there and would not allow us to film or take photos as they had personal items all over the apartment they didn’t want captured. We took a couple photos of the bathroom, bedroom and balcony while they weren’t looking

  • Kitchen is very small located on the wall facing the door. Cavity for a small fridge. Dishwasher is regular size. Not much space for storage/pantry.

  • There is a European laundry to the left of the kitchen. The space is a decent size compared to the rest of the apartment.

  • The living space is small and will struggle to fit a lounge suite, tv unit and full sized dining table all together.

  • Balcony can fit a 2 seater setting and possibly a barbecue.

  • Bedroom can fit a double bed, possibly a queen. There is a built in wardrobe with ample space plus shelving.

  • Bathroom has a walk in shower, toilet and vanity. The bathroom was a decent size with lots of storage in the vanity.

  • Heating and cooling for the entire apartment is via a split system unit on the wall in the living room

  • Overall the apartment was quite messy with lots of the current tenants things around so it was difficult to inspect thoroughly. The agent said that when they move out the place will be given a good clean so should be back to its near new condition.

  • Approximately 15 minutes via tram to work or you could even walk through Royal Park which would take about 25 minutes.

WHAT THE MANAGING AGENT SAYS:

Stunning, contemporary ground floor 2 bedroom apartment positioned in one of Elwood’s most coveted tree lined streets.

Ideally positioned at the front of this refurbished apartment block offering peace and quiet with a ample amount of natural sun light.

Presenting entry hall with linen press leading you to an extra generous kitchen with stone benches, stainless steel appliances, huge meals area and a breakfast bar overlooking the beautiful and bright lounge and huge private courtyard. Both bedrooms feature built in robes and very generous in size, a central tiled bathroom is both big and bright and features washing machine facilities, separate bath, shower and toilet.

Bonus features include off street parking for one car, secure entrance with intercom, heating & cooling and is located only minutes from all of the action of Acland Street, boutique cafes and of course Elwood Beach.

What MELBOURNE RENTAL SEARCH SAYS:

  • Acland St shops 450m away, Ormond Road Shops 950m away, 650m to closest tram stop, 1.2km to Ripponlea train station, 80m to bus stop.

  • Mitford street is a gorgeous street in Elwood. It occupies mainly apartments but there are a few lovely Victorian houses close by and beautiful architecture in the Art Deco buildings close to the property.

  • There is a secure front gate that leads to a secure door to the building.  The apartment is on the ground floor close by to the front entrance.

  • The entrance to the apartment opens up to a small hallway with dark hardwood floors.

  • To the left of the front is a bedroom that can fit a double bed. There is a built in wardrobe and the floor is carpeted.

  • The hall leads on to a small built in storage space at the entrance to the bathroom

  • The bathroom features a seperate shower and tub with a sink with storage and a shaving cabinet as well as a laundry area with facilities for both a washer and a dryer.

  • The toilet is seperate with a small gap in the upper wall from the toilet room to the bathroom.

  • Next is the kitchen. The kitchen is a separate room with a large pass through to the living area (semi open). The facilities are stainless steel and modern. It could do with a decent clean. There is a cavity for a single fridge but as the current tenants have , space for a double fridge in the opposite area. The view from the kitchen looks out to a green communal area. There is also a small wine rack above the stove top.

  • The living space looks small due to the large sofa the current tenant has. A smaller sofa could leave space for a small dining area. There is a split system in the living space.

  • The courtyard is a large space that is secure for a dog. It needs tidying but has a lovely outlook. Apartments above have a view of the courtyard over their balcony.

  • The Second bedroom is larger than the first. It has a decal on the main wall of red poppies. Unsure if this is removable. There are also built in wardrobes and the room can fit a queen sized bed.

  • There is another decal above the front door of a black branch and sparrows.

  • Like the other apartments there is one split system for heating/cooling in the living room.

  • There were a couple of other people inspecting who indicated they would also apply so I would suggest applying at $510 per week with 6 months rent upfront.
