WHAT THE MANAGING AGENT SAYS:

Enjoyable Lifestyle with convenience

This Spacious 4-bedroom, 2-bathroom home plus a separate self-contained unit offers you an enjoyable lifestyle with the super convenience.

It has an open fireplace in the lounge room, dining room beside the modern kitchen with stainless steel appliances, under-cover alfresco with spa, master bedroom with walk-in robe and ensuite, and a separate studio with kitchen and bathroom. It features the gas ducted heating and air conditiners. Carport, large under-cover alfresco and a spa.

Location wise, it is close to Barngeong Reserve, Manchester Primary School, Mooroolbark College, train, village shops and Chirnside Park Shopping Centre.

WHAT THE Melbourne rental search SAYS:

Technically this property is located closer to Croydon North and Mooroolbark than central Croydon. Both are quite hilly/bushy areas and there’s been a lot of new development in both suburbs as old houses are converted to newer more modern townhouses and large family homes.

The closest shops to Lee Ann Crescent are in Croydon North but this is a smaller shopping centre and is on busy Maroondah Hwy so we suspect you will end up in Mooroolbark more often which has more choice and a nicer village feel. We even noticed there is the ‘bushy creek trail’ which leads from the property partially along a creek bed then the railway line and gets you to the shops within a 20 min walk.

Both Mooroolbark and Croydon have some great eating and dining options including a newish brewery which is very popular on the weekends

House is set back from the road, long driveway.

Road has speed bumps

Bed 3 and study look into next door

No carpet

No power at the time of the inspection, property was quite dark

Self contained granny flat was a good size as well as the outdoor undercover entertaining area.

Agent stated that the spa works

Fence appeared to be secure but there is a few small holes but wouldn’t take much to make it more secure.

Maroondah highway and shops close by (1.3kms)

The property didnt present as well in person as it did in the online advertising photos

WHAT THE Melbourne rental search SAYS:

-Property is located on a busy street (at 4pm) opposite a train station. There is a Coles, Aldi and various other shops in a small complex less than a 5 mintute walk away. On the other side of the train station are more shops, cafes and a cinema.

-Entrance is located on side street with double car garage. Lovely front garden area. Front porch was once used as entrance but renovated to be a sitting area

-Entrance opens up to wide corridors with floorboards which are in a great condition. Storage cupboard near entrance.

-Bedroom 1 is carpeted with a built in wardrobe. Can fit a queen sized bed.

-Bedroom 2 is also carpeted. No built in wardrobes. But with a ceiling fan. Can fit a queen bed.

-Bedroom 3 has floorboards and a fireplace. Small wardrobe and has a ceiling fan. Can possibly fit a king sized bed.

-The next room shown is most likely a dining space with a fire place and a entrance to the kitchen.

-Continues onto a large living space with a fire place. Window view looks out onto the main road. Lots of natural light.

-Another living space that is similar to the previous one but is larger with double chandeliers.

-Hall leads into the next area of the house with a bathroom with seperate shower and claw foot tub. There is a pedestal sink and seperate toilet room. No storage in bathroom.

-Bedroom 4 is carpeted with wardrobes. Can fit King size bed.

-Bedroom 5 is also carpeted with a stand alone wardrobe. Very cozy feeling room.

-Another living space with a fireplace (fireplaces not available for tenants use.) This room is extremely large with a ceiling fan, split system and double pendant lighting.

-The next area is a lean to with a room for a laundry which has a laundry trough; a urinal and storage cupboards and a seperate toilet room with a pedestal sink. The agent informed me that the house was once used as a Telstra office, hense the bathroom facilities.

-Next we see the outside area. It is small compared to the rest of the property with a decked area and corner with a washing line. There is also another small grassed area around the dwelling  with access to under the house. It is fenced off and seems safe for a dog but might need a little maintenance.

-Back in the house we walk through the largest living space and through the dining area to the kitchen. The kitchen is large with lots of cupboard space. It is in a very clean and well maintained condition albeit a bit dated in style. There is a cavity space for a single fridge but also lots of space for a breakfast table area.

-Stainless steel oven, cooktop and dishwasher. Large pantry cupboard.

- Attached is a traditional looking bathroom with toilet, sink and large vanity and shower.

-The property is very clean and well maintained. There is central heating and evaporative cooling as well as the split system in the large living space. There was not much train or traffic noise at this time of day although the street seemed busy during rush hour.
