House located on street a couple hundred metres away from Burnley park which is one of the nicer ones in the area

  • It is fronted by both a laneway and Brooks St but does have tinted windows on the bedroom facing the st (not on the smaller windows of the stair case though)
  • The upstairs space was designed well and was very light an airy with plenty of room for your furniture. Note that the current TV was recessed so if you use your entertainment unit there will be a ‘hole’ in the wall above it where the pervious TV was mounted.
  • Downstairs both bedrooms were sized well but the master has an awkward BIR in front of it’s doorway. There’s also no bath in property.
  • The study was also sized well and had the nice outlook onto the courtyard.
  • We were concerned with the size of the euro laundry as it doesn’t appear you can fit both a washer and drier in there and was a bit awkward to access.
  • The garage fits 2 cars in a tandem configuration. It connects to courtyard and is completely open at the rear so could even be used as additional outdoor entertaining space occasionally if you needed extra room.
  • Overall it was a clean and well looked after property as it is currently lived in by the owners.
  • There were about 12 other groups inspecting however at least 3 said it was too small for their requirements and they won’t be applying. Either way, we expect it to be popular so if you like it applying quickly would be best.

What MELBOURNE RENTAL SEARCH SAYS:

  • Located at end of no through road street close by to the trains and trams on Swan Street. Street parking is partially permit only and the rest is 2hrs during the day. This is not an issue if you have a permit though and you can park for whatever time you need. The current tenant said she usually parked in the space directly outside the front door and the residents had an ‘unspoken agreement’ that it was for number 68.

  • The living areas were really nice and bright and would comfortably fit your furniture. The fittings and fixtures aren’t brand new but seemed to all be very clean and well relatively well looked after.

  • The laundry was a bit strange with the large partition in front of the window. I think the hot water service was behind it.

  • The third bedroom on the ground floor was small and would only fit a single bed

  • The courtyard has rear laneway access but I have my doubts whether it can fit two cars in there.

  • The current tenant held the open for inspection and there were three other groups touring. I didn’t overhear whether they were intending to apply. There will also be the other inspection on Saturday.

  • I did speak to the neighbour who happened to be outside when I arrived. They are a friendly family with 3 kids and have lived there for some time. He said it was a safe street and they really enjoyed living there. The current tenant also said she had enjoyed living there, she said the only reason she was leaving was that she needed to return to Queensland.

What MELBOURNE RENTAL SEARCH SAYS:

  • Location difficult to be beat with close proximity to Victoria St, North Richmond station and the trails along the Yarra River. Parking on the street can be difficult with ticketed 1 hr parking near Victoria St, permit parking adjacent to the building and some 4 hour parks close to the primary school. Unfortunately you are probably not eligible for a permit as the development was recent and increased the number of dwellings on the block plus provided parking as part of its statutory obligations.
  • The loft apartment comes with 2 car spaces in a stacker though. Unfortunately the agent was not able to show me these as there were other people at the inspection. I have found the photo below though that was included in the listing for another apartment in the building. Access to the stacker is via Little Lithgow St and I have emailed the agent asking for further details on the configuration and whether it's been operating smoothly. It appears to just be double stacked so shouldn't be too inconvenient to manage between the two of you.
  • The bathroom for the master bedroom is shared with the second bedroom with only sliding doors so not a huge amount of privacy if you regularly had guests staying in there. The bathroom also only had a rainfall shower head next to the freestanding bath.
  • The living areas were well sized and should house your entertainment unit and couch easily
  • The terrace rooftop will also allow you to keep your BBQ and has plenty of space for outdoor furniture
  • Each of the apartments was marketed to mainly owner occupiers so its likely that most of the residents are long term. It's a fairly well known building and was featured on many design blogs like this one.
  • The apartment is owned by a property developer who would be open to a longer lease if that is your preference.
  • There were two other groups inspecting the apartment while I was there and the agent confirmed that one application has already been 'pre-approved' and presented to the landlord. This means they haven't checked references or any details on the application and will continue to submit applications to the landlord until they have made a decision. I recommend submitting yours asap if you would like to apply.
