  • One side of the street is permit parking. The other side is 1 hr parking on weekdays. 

  • Secure front gate with space for bike storage near mailbox

  • Large laundry next to the front door with toilet and vanity. Ample space for a top loader washing machine and extra storage. The light is flickering in the video but it was an issue with the interaction of my phone and the light - so not flickering in real life. 

  • Kitchen is very clean and well maintained. The range hood doesn’t work as it is not attached to any piping but the agent said that no tenants have had any issues with it in the past. 

  • Clean stainless steel appliances. The stove top is not in line with the oven but the only issue with it is cosmetic. Cavity for single fridge so current tenant keeping their larger one in the dining room. 

  • Out door ‘light well area is lovely and green with a small fish pond and water feature. 

  • Open living and Dining space that has lots of natural light. There is a crack the the wall which is highlighted in the video. Lovely ceiling. 

  • Small but cute outdoor area. Can fit a bbq and table setting. There is a gate to what appears to be a right of way behind the property. 

  • Carpet on stairs and throughout upstairs area is in ok condition but has some minor lumps as per video.

  • Stairs are quite narrow and steep at the top. Can be a little unsteady. 

  • Master bedroom is very large. Can easily fit a king bed with lots of extra space. Built in robes across the length of room. 

  • Bathroom has a step up (see video). Very clean with separate shower and tub as well as vanity with storage. 

  • Second bedroom is a good size but not as large as the master. Also has a smaller built in wardrobe

  • Split systems are located in both bedrooms and the living area. There is also possibly under floor heating downstairs but the agent will need to confirm.

What MELBOURNE RENTAL SEARCH SAYS:

  • 7-8 groups present at the inspection, mainly couples. Applications received online and through paper forms.

  • Street parking is limited in the entire street, 1 hour restrictions in Cobden Street and most surrounding streets. Section of Cobden in which the house is situated is a one way street with low levels of local traffic.

  • A 6 seat dining table could fit perpendicular to the breakfast bar extended towards the staircase, but not parallel as it could extend into the walkway. This would allow for a couch to easily fit on the opposite wall on the same side as the cupboard and wine rack, closer to the sliding door out to the courtyard.

  • 2nd bedroom downstairs is spacious with extensive wardrobe space. It has some natural light which is blocked partially by the verandah, currently the light fixture does not work in the 2nd bedroom, no air con and it relies on heating from the living space.

  • There is a light well/sky light in the bathroom/laundry, this provides the majority of the light for the laundry with a very small cut out in the bathroom which makes minimal impact and does not provide much natural light to the room. Space for a washing machine and big enough to move around with minimal shelf space.

  • The courtyard is long enough to accommodate a table, however the 2.5m width of the paved area may not be wide enough. There is good privacy screening from the next door neighbours, however there is some damage to the 51 Cobden St property adjoining fence caused by tree roots at the rear of their property, this has created a small gap that is visible. It was not apparent there were any pets at either property. Rear access to the property through the laneway is not accessible as there is no gate.

  • The downstairs area contains 2 electric wall panel heaters and 1 split system air con unit.

  • The nearest tram stop would appear to be Stop 119 on Park Street, which is part of the 58 tram line that runs through the city to the North until Coburg. This requires you to cross the major arterial road of Kings Way and could take 6-8 mins. The Moray Street number 1 tram line is also accessible and a 5-7 minute walk. 

  • The property is relatively clean and well maintained, the courtyard vegetation is neat and established without being overgrown.

  • To get to work it will be a 1.2km walk (approx 15 min) or you can take a tram 1 stop along Clarendon St to reduce the distance by a couple hundred meters.

  • We recommend that if you apply its conditional upon the fence and light in the second bedroom being fixed

What MELBOURNE RENTAL SEARCH SAYS:

  • Apartment was purchased for the landlord’s daughter who has been living there since it was built. She is now moving to London so they are renting it out.

  • Entrance to apartment is actually via Victoria Parade not Powlett St

  • Tram stop directly across from entrance which will take you to South Melbourne

  • Large open air atrium at bottom of building with small IGA supermarket, pizza cafe, hair dresser and other shops

  • Common areas clean and well looked after at the time of the inspection

  • The apartment has a good sized living area with lots of natural light and plenty of space for a full sized dining table and proper lounge area

  • The galley kitchen comes with a microwave and fridge and come small bits of crockery that have been left behind. The small items can be removed if you wish.

  • Overall the kitchen was in clean condition but one of the cupboards below the bench doesn’t close properly. Note there are also only two gas hot plates.

  • The master bedroom can fit a queen sized bed and has wardrobes with a single rail and shelf. Drawers can be purchased to sit in the bottom if you like. The window in this room overlooks the atrium courtyard below and is right next to the neighbour’s balcony so if they regularly sit out there late at night noise could be an issue. Give the landlord’s daughter was there for so long and the building has a lot of owner occupiers hopefully this isn’t the case. The window also doesn’t have a fly screen but I think at this height it wont be an issue.

  • The second bedroom like we suspected doesn’t have an external window and is slightly smaller than the master. It does have a larger built in robe though.

  • Heating and cooling for the whole apartment is via a split system in the living room

  • The courtyard is a lovely space with plenty of opportunities for you to improve with your own furniture. It has two doors onto it from the living space so it will be lovely during the warmer months. There is a balcony from the apartment above that overlooks it but the people living had nothing out there so they may not use it much.

  • There were two other people inspecting when we visited and one of them after exiting used the lift to go up suggesting they were probably already living in the building and just coming for a look so if you apply by Monday you have a good chance of being accepted here.

  • The agent was not able to show us the gym or pool but I have found a photo from another sales listing below:
