What MELBOURNE RENTAL SEARCH SAYS:

  • Main drive is a two lane road that does appear to be slightly busier than other roads in the estate. There is a traffic island right outside though to slow cars and the neighbour says that police have been pretty diligent and ensuring people don't drive too quickly.
  • There is very limited street parking and the parks that are available are 2hrs only however, the property has the double car garage and I think you could park at least 3 extra cars on the driveway.
  • Further down the road there is a small lake, golf course and Latrobe nature reserve so the street feels very green
  • Next door there is some student housing and at the bottom of the building there is a small café that seems to be Indian themed. The building does slightly overlook the upstairs bathroom but this just appears to be windows from the stair wells and not any habitable rooms. The neighbour at 131 Main Drive says that she has lived there a number of years and hasn't had any issues with living adjacent to the housing. Occasionally she can hear some voices at night if her windows are open but nothing to ever warrant complaining or be disruptive. It's certainly not a party building!
  • Inside the house was overall very clean and well presented
  • All the bedrooms were sized well and had BIRs
  • Note that the outside area is landscaped well but parts are due for a little maintenance
  • You will have access to the Springthorpe Country Club. There are lots of photos online however I wasn't able to take any myself as there were a couple families enjoying the pool and I didn't think it was appropriate to film over the fence while they were there. I can confirm that the facilities looked well maintained though.

What MELBOURNE RENTAL SEARCH SAYS:

  • Entrance felt very secure with high fences and security code to pass through gate. The high fences also slightly dulled the traffic noise but it was still audible.

  • The garden wraps around the whole house so all windows have nice outlooks. The gardens and pool etc weren’t in pristine condition though (not helped by the weather obviously). The cubby also looked like it hadn’t been used for some time.

  • The current tenants hadn’t moved out completely yet so it’s hard to comment on what state it will be handed over to in. At the time of inspection it seemed to be in relatively good condition but did require thorough cleaning.

  • Note that not all the bedrooms had built in robes but they did have central heating and fans. Some of the curtains and blinds were in poor condition as well.

  • The family bathroom had a spa bath with shower overhead. There was a built in wall covering half the entrance which may make bathing your children harder depending on their age.

  • The ensuite for the master bedroom has convenient access from the pool area if you have people over and are entertaining. However, the windows may be able to be seen into when construction starts next door. There was also no mirror in there but one was installed on the wall of the walk in robe nearby.

  • I was unable to gain access to the storage space under the car port. Let me know if you need to find out anything in particular about the room and I can ask the agent.

  • The inspection was extremely popular with many people attending which indicates it has been under priced.

  • Property is located on a truly beautiful street. All the houses were well kept and it felt very green.
  • Front yard is well landscaped but like the rear needs a little maintenance and is slightly overgrown.
  • House has a great layout with formal lounge and study at front and most used family rooms very private at rear overlooking garden.
  • Master bedroom was particularly impressive with huge walk in robe and big spa bath in ensuite.
  • Rear yard is fully secure and has cubby and chicken coop. Pets on your application should not be a disadvantage for this one. Note spa is apparently working but gazebo may be removed as it is broken.
  • Unfourtunatley there was no key available for the garage but I have been assured it's in good condition and is an automatic door. It also has rear access to yard.
  • Overall the house was pretty clean but was showing signs of wear throughout. Eg. marks on carpet throughout, some blinds not fastened properly, banister on stairs loose, some broken tiles at entrance.

  • Property is located towards the end of a quiet court not far from the local shops and numerous nearby parks. Note though that it is a very hilly area though so walking may not be easy.
  • There is no front or rear fence but there is a side gate that could be locked although it is waist height. The landlord is also willing for you to install a temporary fence at the rear if your application includes a dog. You will just need to seek permission first.
  • The large double front doors of the house are heavily tinted for privacy and the front fifth bedroom/office and formal living area windows are also tinted but less so. At night if the curtains are up and lights are on you may be able to see inside from the street although they are elevated.
  • The house was very spacious and had storage everywhere. I also liked that it had both heating and A/C.
  • It is owned by a family in the building industry so the fixtures and fittings although not brand new were quality and in pretty good condition. Overall the whole house seemed this way and I could only find a couple of minor defects eg. slightly worn carpet on stair well and marks inside closets. It was also one of the cleanest houses I have ever inspected.
  • The whole house was very light and airy with most rooms having beautiful outlooks. The master bedroom in particular had spectacular views with the bed facing a panorama bay window.
  • The agent has had 4 quality applications so far and believes the landlord is going to have difficulty picking which family to go with. I realise it is already towards the upper end of your budget but if you love the property you should consider contacting the agent to let them know you would pay $10 per week above the asking price. This would help your application stand out.
  • I have told the agent you are seeking something long term as this is the landlord’s preference. I know you may look to buy after 12 months but I believe your application would be looked upon less favourable if they knew this.

  • Located at the end of a quiet cul-de-sac close by to national park and bushland
  • The other houses on the street were very well maintained and seemed to be mostly occupied by families
  • The house itself doesn't have a front fence but most of the key living areas are at the rear so overlooking isn't an issue
  • It was generally in good repair with just a few spots that are a little worn (eg. window sills in kitchen slightly flaking with paint, bathrooms have a little mould build up)
  • The bedrooms each had carpet, their own split system A/C, sheer blinds for privacy and blackout blinds for overnight plus built in robes.
  • You have the option of either a 5th bedroom downstairs or a formal dining space. This room does not have a built in robe.
  • The current tenant had 2 small dogs so I think we are in with a good chance to apply with your staffy
  • Nearby you have some good options for walking/bike tracks with the national park and there is a playground within walking distance on Maddy Court. Stud Park shopping centre is also not too far with a Woolworths, Coles, Kmart and specialty shops. Further afield you are also within reach of Knox shopping centre, Eastlands and Dandenong Plaza. As I mentioned on the phone Springvale is also an amazing option for Asian Cuisines.
  • The agent has had one other person inspect the property who indicated that they will submit an application so if you want to proceed I think you should send it through tomorrow to be in with a chance
