WHAT THE MANAGING AGENT SAYS:

Victorian character meets contemporary design in this immaculately-presented freestanding two-bedroom home, enviably positioned in one of Kensington’s most beautiful tree-lined streets.
The home’s interior is cool, calm and sophisticated with crisp white walls, soothing timber floorboards and a spacious sun-filled open-plan design.
The floorplan incorporates two spacious bedrooms with built-in wardrobes, a sleek kitchen featuring Miele stainless steel appliances, free-flowing living/dining and a contemporary bathroom with plenty of room for pampering.
Bi-fold doors open to a large timber deck with built-in seating, uniting inside and out.
Period details include lacework verandah, open fireplace, arched hall and high decorative ceilings.
Extras include ROW access, air conditioning, ducted heating, compact internal laundry, ample storage, elegant plantation shutters and a secure car space with storage shed.

What MELBOURNE RENTAL SEARCH SAYS:

-LOVE this location!! If you simply walk to either end of the street you will find a supermarket (Woolworths.) restaurants, cafes, boutiques, train stations and a tram stop. Kensington feels like a beautiful leafy village despite having views to the CBD. I was especially impressed to see a little park at the end of the street (250m away) for Aidy.

-I have left sound off the video on purpose so a that you can gauge the noise from the train for yourself. There is no doubt that you can hear the train whilst in the property (keep in mind the door was wide open,) however I personally don’t feel the noise is overbearing. The agent explained that he lives in the same street and said that he can hear the train whilst in his home however it does not keep him up at night.

-Whilst the property is advertised as having a car park it really doesn’t. There is no way a car could fit in the landscaped back area. The agent explained that this property comes with two permit car parks (however you would need to request these from the council.) One side of the Street is completely unrestricted parking however the other side is permit. I had no issues parking right out the front.

-There were 4 other groups who inspected this property. I heard two of the groups tell the agent that they were going to apply

What MELBOURNE RENTAL SEARCH SAYS:

-This property does not present as well in person as it does in the advertising photos. Rooms are smaller and there has been more wear and tear

-Corner house on a pretty busy road

-Great cycling tracks, extra wide foot path.

-Bus stop 2 houses down, shops close by, handy spot to bus’s trams city etc

-Backyard is secure

-Side roller door in fence with paved area to park small – medium car, may pose an issue with the dog as it may run out onto the road when parking your car. There is plenty of off street parking but the road is busy with traffic.

-Photos advertised have been used with wide angle so the rooms are actually smaller.

-The 3rd room is next to the launder/rear of the house and would only fit single bed, may fit double but wouldn’t be much room left around the bed.

-The 2 front bedrooms are a good size with good sized BIR’s

-Ducted floor heating and split system in kitchen

-Floorboard throughout

WHAT THE MANAGING AGENT SAYS:

Timeless charm combined with contemporary flair, this freestanding Victorian presents an environment of impressive quality and unbeatable convenience with easy access to every city-edge lifestyle advantage. Beyond the gorgeous facade, discover an equally-alluring interior boasting a wide side hallway accessing two large bedrooms (master with BIRs) and luxurious central bathroom, expansive open-plan living/dining area ( open fireplace not to be used) complemented by a marble-bench kitchen with tiled splashbacks and Smeg/Asko appliances. Other highlights of the home include split-system heating and cooling, alarm, high ceilings and polished hardwood floors with integrated lighting, European laundry, plus bi-folds to a private fully-decked courtyard complete with kitchen servery. Close to Flemington Road trams and Flemington Bridge Station, primary and secondary schools, shops/cafes, Citylink access, as well as hospital/university precincts and the open spaces of Royal Park.

WHAT THE Melbourne rental search SAYS:

  • It is very important to know that this property is directly opposite a VERY large housing commission estate.

  • North Melbourne is tradittionally a really lovely/leafy suburb - however I do worry about associated problems that could arise with being so close to the housing commission.

  • 3km from RMIT Brunswick

  • The property will be being cleaned before the next tenancy

  • Built in robes in the master bedroom but not the second bedroom

  • courtyard is completly secure - no way Aidy could get out

  • There was 12 other groups that inspected, so it is a very popular property

  • If you were keen on this one I suggest offering a slightly higher rental amount to try and get the edge over the competition ($10 - $20pw)

  • You would need to appy to the council to get a resident parking permit. The inspection was at 5pm on a Tuesday and there was 6 available carparks within a close proximity to the property. The parking is resricted to 2 and 4hour parking for those without permits (see video for details.)
