  • Short 500m walk to Patterson Station and shops. The small village as an IGA, post shop and a couple food options. Victory Park is 300m away and Bentleigh West Primary is a little over a kilometer or 15 min. The distance could be shortened if you cut through the park. Halley Park is 800m away which has a great playground and basketball hoop. For great restaurant and cafe options Center Road in Bentleigh is 1km or 15 min away. There’s also 2 supermarkets and a Target along this strip of shops.

  • Townhouse was very well presented and kept by current tenants who have been there since 2016.

  • Front yard has automatic gates so area can be secured if closed.

  • Note there is a powder room downstairs next to stair case I was unable to film.

  • Upstairs the windows in the master bedroom have fly screens but the other bedrooms have smaller openings which don’t have fly screens. I don’t think this will be an issue due to their height above the ground and that there is split system units in each room for summer.

  • The built in robes are not fully fitted but have a rail for hanging clothes.

  • The inspection was a popular one as you can see from the video and I overheard two other families telling the agent they would apply. Given the rent hasn’t been raised since 2016 I would recommend submitting an application $15 above the asking price with a commencement date no later than the 24th of December.
