Comprising: a long entrance hallway leading to a north facing formal loungeroom (with new gas heater), a classic neutral kitchen with dishwasher and adjacent to a second living/dining area, a gracious master bedroom with ensuite (separate shower recess, toilet & vanity) and spacious walk in robe, two further bedrooms, and a elegant main bathroom (shower over bath, vanity & toilet), 

Extras include: air conditioner, majestic timber-mantled fireplaces, high deep-corniced ceilings and beautiful Baltic Pine floors. 

Set behind a high garden wall with groomed gardens and plentiful additional parking, this home is within an easy walk to Hampton Station, Hampton Street shops & cafes and the beach!

What MELBOURNE RENTAL SEARCH SAYS:

  • Location could not be more convenient with the beach, Hampton St and Hampton Station all within 5 minutes walk. Hampton Street has numerous shops, restaurants and cafes all along it.

  • Orlando Street is relatively quiet and has a 2 hour parking limit between 8am and 6pm.

  • The house itself has good sized front yard with room for one car parked off street and another in the garage. Note the agent did not open it at the time of inspection however I could see it didn’t have an automatic door and wasn’t particularly wide.

  • The master bedroom is generously sized with its own walk in robe and ensuite. The walk in robe was not fully fitted so you would probably require some drawers. Similar to the rest of the house there were no fly screens on the windows.

  • I was unable to record any footage of the second bedroom however it would fit two single beds and a chest of drawers the location of the fireplace will make circulation tight though unless you push a bed against it

  • The third bedroom was very narrow and would struggle to fit a bed larger than a single but would work well as a study

  • The open plan living/kitchen/dining area was much darker than in the photos despite the blinds being open. The carpet in the rear room in particular was very stained - you can actually see this in the photos when you zoom in around the edges of the rug.

  • In the kitchen the cabinetry was quite worn and fiddly to open and close. The fridge cavity was also undersized so the current tenant had placed their fridge in the dining area.

  • The laundry was overflowing with the current tenants clothes all over the floor so it was difficult to see but there was room for a washing machine (either front or top loader) and drier.

  • There are two fixed electric fan heaters. One in the hallway adjacent to the master bedroom and one in the lounge room. I would suggest you would need some additional ones due to the high ceilings.

  • There is one small air conditioner in the lounge room

  • Overall it wasnt particularly clean however the agent said a full professional clean would be undertaken once the current tenant moves out. There was also a bit of a musty smell probably due to the current tenants two dogs.

  • Given it is a month away we believe the landlord will be seeking a lease commencement as close as possible to the current tenants vacate on December 17th. If you want to apply we recommend a start date no later than 2 weeks after the 18th of December and making it conditional upon the lounge room carpet being replaced.

  • Moonya is a quite street with well maintained houses and a lovely feel.

  • The front garden of the house requires some maintenance and was currently in need of pruning back. There are three steps along the pathway to reach the house which will be tricky if you are still using a pram. To the right of the house is the carport which only has access via the front automated garage door.

  • The house overall had a lot of wear and tear. Cabinetry was old and fiddly to open. It has clearly been vacant for some times as there was a lot of dust around so I would advise requesting a professional clean if you do submit and application.

  • The back yard like the front was overgrown and the pool is in need of maintenance. There was also some broken pavers around the edge of the water. A damaged clothes line was down the side of the house. Also of note was significant humming near the back shed suggesting there is a bees nest somewhere plus I did notice a rat catcher by the pool suggesting there has been pest problems in the past.

  • There were 2 other groups inspecting. One indicated they would be applying however they have a dog so the agent indicated they would prefer your application if you wanted to proceed.

  • The house itself has a low maintenance garden at the front but also a lawn that will require mowing. There is plenty of uncovered off street parking on the driveway - possibly for up to 3 cars depending on their size.

  • There are 3 bedrooms. The current tenants are using the master with the ensuite for the children and the third much smaller bedroom as a play room. The third bedroom has no heating or cooling.

  • There is no central heating in the house but there are split systems in the two main bedrooms and the living areas.

  • The studio at the rear was locked and filled with the current tenants belongings but it appeared to me to be carpeted.

  • There were 5 other groups inspecting so if you would like to proceed with an application I recommend submitting one asap as it will be competitive.
